Located directly across the street from the front of the University, Sterling Central Florida will consist of 253 one, two, three and four bedroom units each complete with their own bathroom.  Modern in design and feel, this property will incorporate the latest in amenities and comforts.  Sterling UCF will aspire to achieve LEED Silver designation, making it one of the first off-campus "green" student housing properties in the country.

The Sage will demonstrate to the community that through best development practices and careful planning, a green community can be achieved that is obtainable to the Central Florida workforce.
The property is an infill site and will be buffered by the tranquility of Lake Perch.  Great lengths have been taken to maintain signature oak trees on the property.  Landscaping has been carefully planned to separate planting zones for water quality.

  • The project will feature 2 to 4 bedroom floor plans within a maximum of a 1500 conditioned square feet.
  • Building envelopes have been carefully reviewed to ensure the entire thermal barrier is contiguous through the project.
  • Construction practices are being put in place to reduce waste: while the ground floor will be masonry construction, the upper two floors will be built in a factory (eliminating waste) and shipped to the site one building at a time (minimizing delivery trips to the site).
  • The project will also include energy and resource saving features such as low-E, insulated double pane windows, 14 SEER HVAC units, Energy Star appliances and optional energy Star lighting packages, tankless gas hot water tanks, gas stoves, low flow plumbing fixtures, insulation values exceeding code minimums, and various "healthy" materials.

• Porches to shelter windows from direct sun
• Low-e double pane windows (argon filled)
• Ceiling fans in all bedrooms
• Kohler highline pressure assisted toilets (low flow)

• Carpet in the master bedroom has recycled carpet content
• Floors throughout the house are travertine not man-made ceramic
• Showers have low-flow faucets
• Rain barrels incorporated into the existing gutter system to capture rainwater to use as irrigation (minimizing use of existing irrigation well)
