Accessory Structures

Accessory structures are detached. They are subordinate and incidental to the principal use (house). They are smaller in size and height than the house on-site. The house must exist on-site before permits can be issued for an accessory structure. Examples include, sheds, barns, pools, gazebos, spas, basketball and tennis courts, etc. Submission requirements include site plans drawn by a certified professional and construction plans drawn by a licensed contractor. Lakefront properties must show normal high water elevation. Processing time: 2 days.

Additions

Adding living or storage space to a residence beyond the existing walls or roof line of the residence. Additions are attached to the existing residence. All additions must comply with building setbacks. Examples include, a screened porch, carport, family room, bathroom, kitchen, a second story, patio, garage, etc. Submission requirements include site plans drawn by a certified professional and construction plans drawn by a licensed contractor. Lakefront properties must show the normal high water elevation. Fees vary. Processing time: 2 days.

Interior and Exterior Alterations

Interior and exterior alterations are defined as repairs, replacements and/or changes to the existing structure including any changes to these aspects of the house: the exterior, interior wall, electrical, mechanical, plumbing or framing and insulation. Examples include re-roofing, replacing or adding windows, doors, and carpeting; installing new siding; re-wiring; room conversions. Submission requirements include a site plan drawn by a certified professional, house plans drawn by a licensed contractor showing all proposed improvements. Lakefront properties must show normal high water elevation. Fees vary. Processing time: 2 days.

Lot Splits

Also known as Subdivision Determination Requests or Property Splits. Defined as a division of a parcel of land into no more than 3 lots that does not require formal review by the Development Review Committee or the Board of County Commissioners. Requires administrative approval by the Zoning Manager. Platting not required. Not appropriate for most commercial properties. Zoning Manager's decision is appealable. Examples include, reconfiguration of existing parcels, adding/subtracting land to a parcel, creating no more than 2 additional lots from original lot, etc. Submission requirements include completed application and site plan drawn to scale as outlined on application. $579.00 non-refundable fee; $565.00 appeal fee. Processing time: 4 weeks.

New Homes

Construction of a new residence from the ground up. Phases of construction include footing/foundation, slab, framing, roofing, plumbing, mechanical, electrical, driveways and sidewalk, insulation, etc. Examples include single family homes and duplexes. Submission requirements include more detailed plans than interior/exterior alterations. Each phase of construction requires detailed plans drawn by licensed contractors. Site plans must be drawn by certified professional. Lakefront properties must show normal high water elevation. Fees vary. Processing time: 2 days.

Zoning Verification

Written verification is provided to customers concerning the allowable uses and zoning standards of the property. Inquiries are typically received from lending institutions, prospective buyers, real estate professionals, attorneys, concerned citizens and citizen groups. Submission requirements include a written request and a legal description of the property. Fees vary depending on level of complexity. Processing time: 10 days.
