The Code Enforcement Division exists to enhance the quality of life and economy of Orange County through enforcing regulations that preserve and protect neighborhoods. The Division will promote voluntary compliance by establishing partnerships with citizens, community groups and other agencies.

Open code enforcement cases are listed herein. For recorded liens and assessments please search the county's Official Records, County Comptroller, 109 E. Church St., suite 300, Orlando, FL 32801, (407) 836-5115. This information is also available on the Comptroller's web site which is accessible at www.ocfl.net.

Failure by a property owner to disclose the existence of code violations in writing creates a rebuttable presumption of fraud under Ch. 162.06 (5)(a),(b),(c) Florida State Statute (F.S.).

Role of Code Enforcement Officer

Code Enforcement Officer's are assigned a geographic area of unincorporated Orange County and are responsible for the enforcement of Orange County's Zoning Code, Sign Code, Nuisance Codes, Property Maintenance Code.

The Code Enforcement Officers either self observes violations or receive complaints from the public and/or other governmental agencies.

Upon observing a violation, a Code Enforcement Officer documents the conditions of the property by:

  • Visual observation
  • Written reports
  • Photographic evidence

Whenever possible, personal contact is made with the property owner and or person responsible for the violation and a violation notice is issued to the owner. The notice states:

  • The nature of the infraction
  • What must be done to correct the violation
  • Any administrative relief processes available
  • The enforcement avenue which will be taken if the violation is not corrected
  • The date by which correction is required
