Section 8 screens applicants for eligibility for this program. We do not screen tenants to determine whether or not they are desirable renters. Your satisfaction as a landlord will be directly proportional to how well you screen potential renters.
Screening and selection are landlord responsibilities. The screening and selection process used by a landlord must comply with all fair-housing laws. Options available to landlords include:
- Contact at least two (2) former landlords to inquire about tenant's payment and housekeeping history
- Check credit history
- Check criminal history
- Contact utility companies for tenant's payment history
- Check to see if tenant has ever been evicted
- Ask to meet tenant at their current residence to see first hand how well they maintain the rental unit
- Drive by current residence unannounced to see how well the exterior of the unit is maintained
