Section 8 screens applicants for eligibility for this program. We do not screen tenants to determine whether or not they are desirable renters.  Your satisfaction as a landlord will be directly proportional to how well you screen potential renters.

Screening and selection are landlord responsibilities. The screening and selection process used by a landlord must comply with all fair-housing laws. Options available to landlords include:

  1. Contact at least two (2) former landlords to inquire about tenant's payment and housekeeping history
  2. Check credit history
  3. Check criminal history
  4. Contact utility companies for tenant's payment history
  5. Check to see if tenant has ever been evicted
  6. Ask to meet tenant at their current residence to see first hand how well they maintain the rental unit
  7. Drive by current residence unannounced to see how well the exterior of the unit is maintained
