Description:Residents near Oak Park Road have expressed the need for an engineered stormwater system to help resolve the localized flooding concerns within the County's right-of-way. Your District 1 Commissioner, Nicole Wilson, is facilitating this meeting in which the Roads & Drainage Division will discuss alternatives provided by the County's consultant that worked on the drainage assessment and feasibility study. This will include description of alternatives, constructability, permitting and easement concerns/constraints. Description:The request is to change the Future Land Use Map (FLUM) designation of the 3.62-acre subject
property, located within the Quadrangle Planned Development (PD), from Office (O) to High Density
Residential (HDR) (Student Housing) to allow for the development of a student housing community
with up to 640 bedrooms. Per the currently-approved PD Land Use Plan (LUP), the property is a
portion of the 9.62-acre Tract 17C, entitled for up to 129,920 square feet of office space and
presently the site of the University Corporate Center office complex. The concurrent Change
Determination Review (CDR) petition entails the division of Tract 17C into two parcels. The new
5.99-acre Tract 17C is proposed to retain the 129,920 square feet of office entitlements, while the
new 3.62-acre Tract 17D?currently an underutilized surface parking area?would be developed for
student housing and a parking garage, to be shared with the neighboring office complex. The
intended bedroom
count of 640 would be achieved through the conversion of 105,039 square feet of office entitlements
from other tracts within the PD.
